When do I need a Zoning Permit?

A - Anytime you build a structure or alter a structure’s exterior a Zoning permit is required;

Q – Does a Zoning permit expire?

A – Yes; a Zoning permit is valid for 1-year but may be extended at the discretion of the Zoning 

manager. Any extension is dependent on the

circumstances and the extent of construction at the time of the request.

Q – Do I need a permit for a swimming pool?

A – Yes. There are also placement restrictions as well as fencing requirements.

Q – How do I find my property lines?

A – The City does not locate property lines so you will need to hire a

professional surveyor. If your home has been built in recent years the City may have a lot drawing; 

call 937.237.5815, if we have a drawing there is no fee to email it.

Q – Do I need a permit to pour a patio, sidewalk, or driveway?

A – No permit required for on-premises work, meaning anything on your

private property. An Engineering permit is required for any work in driveway approaches or the 

public sidewalk.

Q – Do I need a permit for a fence or deck?

A – Not for a fence. Not for a deck unless it exceeds 200 sq.ft. in area, or 30” in height, in

Q – Do I need a permit to install solar panels?

A – Not for the solar panel(s) itself; if you are building or installing a new supporting structure specifically for the panels, apply for an Accessory Structure permit
