What Requires A Zoning Certificate (Permit)

  • Accessory Building/Structure (Residential or Commercial)
  • Alteration/ Remodeling (exterior only), Residential
  • Carport
  • Dumpster Enclosure
  • Garage (attached or detached)
  • Hot Tub
  • Patio Enclosure
  • Patio/Deck Cover
  • Pergola
  • Room Addition
  • Swimming Pool (2 feet or more in depth)
  • Temporary Dumpster (No fee, limit 2 per year, 60 days per use)
  • Temporary Storage/P.O.D.
  • Tower- Residential Use

Permit Cost

There is a $30.00 application fee for each permit. (see "New Construction Permits"  below for construction of new homes.)

How to Apply

Guidelines for Applying

  • Your application must be filled out completely, incomplete applications will not be processed
  • Drawings are always helpful and may be required for certain structures
  • Call 937-237-5815 to inquire about the need for drawings of your project
  • Permits are typically issued within a week after you apply

  • Fences: No permit or inspection required
  • Uncovered Patios: No permit or inspection required 
  • Roof Repairs: The Montgomery County Building Department at 937-225-4622  
  • Solar Panels: The Montgomery County Building Department at 937-225-4622 
  • Utility Services or Repairs: The Montgomery County Building Department at 937-225-4622 

Temporary Sale Permits (Garage, Estate, Auction)

  • Huber Heights residents are permitted to hold two temporary sales in a calendar year (in addition to the City Wide Garage Sale)
  • Applications can be picked up at City Hall Monday through Friday 8:00am-4:30pm

MCBD Building Permits & Inspections

Zoning and Building Permits provide uniform minimum standards for the construction, alteration, repair and maintenance of buildings and structures. The City of Huber Heights utilizes Montgomery County Building Department (MCBD) as their own; to reach them please call 937-225-4622.

  • Framing for Interior or Exterior Renovations or Repairs

  • New and Replacement Plumbing

New Construction Permits

When Do You Apply For a New Construction Permit

Before beginning any of the following:

  • New construction
  • Reconstruction
  • Exterior alteration to any building or structure
  • Addition to any building or structure

Submission requires a site and construction plan drawn to scale.  These plans may be emailed or dropped off at City Hall.
