Residential Permits For Accessory Structure.

Before beginning construction, (including addition, exterior alteration, reconstruction, or relocation) of any building or accessory structure on a residential property, a Zoning Certificate (permit) must be obtained.  There is a $30.00 application fee for each permit. (see "New Construction Permits"  below for construction of new homes.)

Permits are typically issued within a week after you apply.  Your application must be filled out completely; incomplete applications will not be processed.  Drawings are always helpful and may be required for certain structures.  Call 937-237-5815 to inquire about the need for drawings of your project.

The Zoning Department does not issue permits or perform inspections for:  

  • Decks*
  • Driveways**
  • Fences
  • Patios, unless covered 
  • Roof Repairs*  
  • Solar Panels*
  • Utility Services or Repairs*

Temporary Sale Permits (Garage, Estate, Auction)

Huber Heights residents are permitted to hold two temporary sales in a calendar year (in addition to the City Wide Garage Sale). Applications can be picked up at City Hall M-F 8a-5p.

Building Permits

Zoning and Building Permits provide uniform minimum standards for the construction, alteration, repair and maintenance of buildings and structures. The City of Huber Heights utilizes Montgomery County Building Department (MCBD) as their own; to reach them please call 937-225-4622.  The following need MCBD inspections:

  • Electrical Wiring
  • Foundation/Footer Inspections
  • Framing for Interior or Exterior Renovations or Repairs
  • Heating and Air Conditioning
  • New and Replacement Plumbing
  • Sign Installation

New Construction Permits

The City of Huber Heights requires a permit before beginning construction, reconstruction, moving, exterior alteration or addition to any building or structure. Submission requires a site and construction plan drawn to scale.  These plans may be emailed or dropped off at City Hall.
