What Requires A Zoning Permit

  • Installation of any building or accessory structure (a structure whose use is associated with the primary structure) 
  • Exterior alterations of any building or accessory structure
  • Reconstruction of any building or accessory structure
  • Relocation of any building or accessory structure

 Examples of Structures Requiring a Permit

  • Accessory Building/Structure (Shed) (Residential or Commercial)
  • Alteration/ Remodeling (exterior only), Residential
  • Carport
  • Dumpster Enclosure
  • Garage (attached or detached)
  • Hot Tub
  • Patio Enclosure
  • Patio/Deck Cover
  • Pergola
  • Room Addition, Residential
  • Swimming Pool (2 feet or more in depth)
  • Temporary Dumpster (No fee, limit 2 per year, 60 days per use)
  • Temporary Storage/P.O.D.
  • Tower- Residential Use

Items Not Requiring City Permits - 

  • Any interior work such as electrical, heating and air, plumbing,  structural, etc.  *    (see bottom of page for more information)
  • Decks 
  • Driveways and Driveway Extensions (on private property)
  • Fences
  • Roof Repairs or Replacement
  • Solar Panels
  • Uncovered Patios

Permit Cost

There is a $30.00 application fee for each permit. (see "New Construction Permits"  below for construction of new homes.)

Guidelines for Applying

  • Your application must be filled out completely with payment submitted
  • Drawings are always helpful and may be required for certain structures; call 937-237-5815 to inquire about the need for drawings of your project
  • Permits are typically issued within a week after you apply

When Do You Apply For a New Construction Permit

  • New construction
  • Reconstruction
  • Exterior alteration to any building or structure
  • Addition to any commercial  or industrial building or structure

Submission requires a site and construction plan drawn to scale.  These plans may be emailed or dropped off at City Hall.
